GOING ABOVE AND BEYOND  – THOSE LITTLE EXTRAS THAT MAKE THE DIFFERENCE

Going above and beyond for my clients … all in a day’s work.  

A few years ago, I sold a property in St. Catharines with a closing date of January 13th. I was living in Mississauga at that time, about a one hour drive. I took the listing because it is someone I knew.  Also, I had lived in that city for 45 years, and was familiar with it.

I was informed 4-5 days before closing the lender had to do an Appraisal. Why the appraisal hadn’t been done earlier is beyond my comprehension. The earliest we could coordinate our schedules (as I had to be there to let the Appraiser in) was Tuesday morning, January 10th. So down to Niagara I drove..

 

APPRAISER’S REPORT

I was then notified by my Buyer, that when the Appraiser sent in her report to the Lender, (Wednesday morning, January 11th) she mentioned a black mark in a small area of the wall in the basement on the concrete foundation where the washer and dryer previously sat.

The lender is saying we now need to have a Certified Inspector examine this small area to determine whether it has mould.  They will not release funds until this inspection is done.

First, let me say that this appraisal and paperwork for the financing should have been done weeks ago, not 4 days prior to closing, which really upset me and my clients.

We (myself and the Lender) scrambled starting at 3:00 p.m. (when we were notified of this) in the afternoon making calls to see if we could find a local inspector to come to the house for 5 minutes to check it out.  As chance would have it I found someone who lives 5 minutes from the property who agreed to come out later that evening. It is now 5:00 p.m. two days prior to closing.

 

GOING THE EXTRA MILE

I told him that I would not leave until at least 7:00 to let the rush hour traffic pass and I could meet him around 8:30 p.m.

I drove to the property and met my Buyer and the Home Inspector who was aghast that we had to call him in to look at what he discovered. This house is 70 years old.. it is a concrete block and mortar foundation.  It is completely dry, no leakage or moisture issues.. The black marks on the wall were age related and no mould spores were found anywhere.

The Inspector was very expedient in providing us with a report as he was aware of the situation and that we needed it quickly.   In fact, he went directly home to complete the report which he sent to me while I was driving home! Another example of great service by a professional.

 

REMEDIATION REQUIRED

Remediation:  Scrub brush and some detergent. or bleach. AND, the inspector told me mould spores do not normally grown on concrete. The home inspector was so very generous of his time to come out at such a late hour.  If I recall, he did not request any payment as he was only there 5 minutes. I did suggest to the Buyer that she give him something for his time, and I let the Buyer settle with the Inspector in private.

But the one very nice thing that happened at the end of this.  The Inspector paid me a very nice compliment saying he knows a lot of realtors, and he congratulated me.  He said there are too few agents out there who would go above and beyond for their clients like I just did. Thank YOU Bob, for attending on such short notice, and at a very late hour!

I say “stuff happens” and it’s what I do to take care of my clients.  I want to let them know I am there to support them, and to do whatever I can to ensure the closing takes place as scheduled with no problems.
